PROPEL Real Estate Resources served as Broker, Project Manager & Owner’s Representative for a relocation in Midtown Manhattan, relocating the (reluctant) client from space overlooking Central Park which they had occupied for 20 years.
PROPEL managed the process for this multinational company with both domestic and foreign boards from idea inception to site selection to handoff –
- Guided the decision analysis phase, analyzed multiple sites, then negotiated $46MM lease yielding $19MM in lease cost savings for a “move-averse” client
- Drafted RFIs and RFPs then conducted interviews to source FF&E and other vendor / partners and build the team that could deliver on the project objectives
- Working in a union building, imagined a new “from-the-studs” 30,000 SF LEED® Gold workplace, delivered on time and 25% under corporate’s budget, with 70% of the project spend with diversity vendors
