A significant undertaking was the search for a property suitable for the much-needed expansion of a regional hub to support a rapidly growing market. The need included very specific site conditions including the size of the building and the land and proximity to the Orange County Convention Center.
A rigorous and challenging site search yielded a “hiding in plain sight” tract of land with improvements that had been vacant for over ten years. The site was little more than weeds and sand, and the building was suffering from years of neglect and vandalism.
Consulting with the user group and a local architectural and engineering firm, it was determined that this “diamond in the rough” had the potential the team was seeking and included the promise of money and time-saving proximity to the convention center.
With the diligence of all involved, in six months the aging and badly deteriorating 200K SF facility on 17 acres was transformed into a new and contemporary operations center with 60,000 SF of new interior office fit-out, new exterior walls/cladding, new roof, new MEP systems, 30 truck loading doors, and a new secured truck marshaling yard designed to accommodate 200 trailers.
The multi-million dollar renovation project was completed on time and on budget.
